You should be willing to spend on his/her expertise only if you must have this condo, and you can go after the engineer later.
The engineer, and lawyer have malpractice insurance.
They also have deep pockets, and you can always collect from them in the future.
I have to remind you that it is a buyer market, and you do not have to grab the first place.

You will have to rent a place to live, because the CD will make you sick. I suggest that you forget about this property, and watch out for the next one. Your lawyer will have the sellers sign a contract, and they will be held liable if they lie. The attorney will be responsible for his mistakes, and you can go after him/her. You will have a judgment, but might never be able to collect any money.
