Re: Would You Buy A Condo Or A House?

Most people will prefer buying a house instead of a condominium for several reasons including those you mentioned in your post. The choice may depend on each individual's situation.

First of all, if someone has the financial means to afford a house, the choice is obvious.

If not, a condo might be the solution.

Maintenance fees and restrictions are not for condos only. They are also for houses located in a community.

A homeowner, regardless of the type of the property owned, must comply with these rules.

I would buy a Condo.

I don't have the time to do outside work that a House will need. I don't even have the time to sleep or eat, and that's something that I can't live without.

If you are like me buy a Condo, just pay someone to do the work and keep your day moving.

Buy A House, Not A Condo

by Nadine Denis on 3/9

I like big back yard for bbq and family gathering so i will say get a house instead, and yes condos are harder to sale than houses and you will get more for your money if you buy a house

Good luck on your decision it is a very big step i did and i know
so i wish you all the best.

i would buy an house simply because it can b equity...

and a condo is ok if u are a person without family simply because there is not that much u can invest an a condo, an the interest on a house is better over the years.

Whether you want to buy a house or a condo is based on the size of your wallet and up to your individual needs.

If you had a house, you sure know how it feels to live in a house.

If you are a condo owner, you can feel that your freedom is limited and you might feel your rights violated

You have to abide to lots of rules set forth by the (HOA)association

My friend threw me a birthday party at my condo where a limited number(about 9) of my friends got invited

As they were about to get their cars to head back home, 4 of their cars got booted

Completely immobilized!

I had to pay 4 citations at $100.00 per car to release them. If I were to live in a single family home(house), I could have invited as many people as I wanted

However, you have less to worry about if you are a condo owner than someone who owns a house

As a condo owner you don't have to worry about outside maintenance and PMI(Private Mortgage Insurance) which usually jacks up your mortgage payment

Do your homework and make an evaluation of your needs before you make a descision.

Buying a condo is just like you were living at your parent house.

There's no party aloud and also no privacy

If you have any children, might as well be a slave by the french all over again

Please dont.

I owned both in the past 25 years in two different States.

You might have to deal with an HOA for a house also, and it all depends where you buy it. You can have HOA fees, and restrictions on both. Do you have a family?

Are you planning to have kids?

Do you have a green thumb?

Can you take care of your own lawn?

Can you cut your own grass?

Do you make enough money to hire a company to care for your lawn?

HOAs are notorious in Florida, and will pursue you for minor infractions.

How about the economy?

It is the best time now to purchase a home?

The condo does not increase in values over the years, but a house will. It all depends on your particular situation, and you need to evaluate carefully.

I do not need a house, because I cannot afford it. I do not have small children, and am planning to move in a condo (55+ community) in the next few years I cannot maintain a big house, and I am also looking at the social aspect of an adult community.

How old are you?

If you are a young guy, and are still in school a condo will do for now. My sons brought condos, and townhomes while they were in College.

They got married later on, and purchased homes.

You must never buy a one bedroom condo, and should always get at least a 2BRS/2BTHS.

It will be impossible for you to sell the one bedroom, and do not get a 2BRS/1BTH.

They both are almost impossible to sell in the future.

Do you expect your income to increase significantly in the future?

Do you need the equities in the condo to purchase a home in the future?

If you are still in school, and expect to make more money after you graduate a condo is OK for now. You must think hard before you buy a condo, or home. I must remind you of taxes, insurance, and home repairs.

HOA charges $1, 000 per year for a 3BRS/2BTHS home, and does absolutely zero. You are responsible for your own lawn, and the outside of your property including the replacement of your roof. If you are handy I encourage you to get a single family home with no HOA, because it is a rip off. You can ask more questions if you need to in the future.

Good luck!

Condo: Cheap Alternative To Renting An Apartment?

by woody, replying to Josy on 08-Mar-10 09:29 AM

I was thinking about buying a condo as a quick alternative to renting

Since I've decided to move back to South Florida, I'll realize that the price to rent an apartment, even if I decide to buy a house later, is probably much more than to purchase a cheap condo

I've been told that there are condominiums down there in the 50 to 90 thousand dollar range and to buy house, even in this economy, it will cost even more

I've owned a few homes before, I've even owned a few rental properties and I know that you never loose when you buy real estate

But at this time, I am really trying to consider a cheap alternative to renting an apartment

What do you think

What can you suggest?
